Prudent equity leverage of these projects has enabled us to successfully hit or exceed our targeted returns on these investments. Redevelopments of existing commercial buildings that suffer from functional obsolescence but which have a strong location have also produced excellent returns on equity. After redevelopment, these projects normally end up with a lower cost than new construction and provide a great profit margin in an asset that is usually well located. These deals are extremely sensitive to location, visibility and access from major roads and intersections. Our management team expends great effort in site selection, tenant mix and value engineering the design of our buildings to provide maximum cost efficiency for our tenants. These deals are also sensitive to the general economic market conditions.
