The investment of capital in real estate continues to provide superior returns on invested equity and is an integral element of our long-term equity growth strategy. Our management team invests the resources necessary to obtain the governmental permits that add significant value to the property. The current changing market conditions have extended absorption periods for commercial and residential developments. We anticipate this environment will continue for several years. Consequently, we are focusing on the investment of well positioned land which requires patient money. As the real estate market in Florida contracts, our management team expects to invest in good land assets that other companies are liquidating to generate cash. Our strong balance sheet provides us with significant dry powder to fuel the investment of these new deals. Our liquidity provides the capital resource needed to respond quickly to investment opportunities that are often time sensitive.

Special Assets

Since 1985, we’ve completed over $2 billion in transactional business. We have a wealth of experience working with asset groups including land, shopping centers, office buildings, developments and more, with companies such as Kimco Realty Corporation, Allete, Bonita Bay, Avatar, Alico, Inc., Tousa, Engle Homes and LandMar Group, just to name a few. We’ve been a major player in the acquisition of some of the largest real estate portfolios in the state.

PEG Development, LLC creates significant value through our expertise in developing and constructing buildings. Specifically, we specialize in developing commercial projects that include retail, office and light industrial buildings. Prudent equity leverage of these projects has enabled us to successfully hit or exceed our targeted returns on these investments.

Redevelopments of existing commercial buildings that suffer from functional obsolescence, but which have a strong location, have also produced excellent returns on equity. After redevelopment, these projects normally end up with a lower cost than new construction and provide a great profit margin in an asset that is usually well located. These deals are extremely sensitive to location, visibility and access from major roads and intersections.

Our management team expends great effort in site selection, tenant mix and value engineering the design of our buildings to provide maximum cost efficiency for our tenants. These deals are also sensitive to the general economic market conditions.
